Starting from June 1st, 2020, it has become a legal requirement for landlords to conduct an electrical certificate assessment on their rented properties. To carry out the electrical certificate, it’s essential to engage the services of a qualified and skilled engineer. Choosing an engineer associated with a recognized governing body like the NICEIC (National Inspection Council for Electrical Installation Contracting) is recommended. Registered engineers undergo regular inspections and checks to uphold high standards.
Commonly referred to as EICRs (Electrical Installation Condition Reports), electrical certificates involve assessing the conformity of your electrical installation with the current standards. In the United Kingdom, these standards are outlined in BS7671, commonly known as “the regs,” which set forth the requirements for electrical installations.

The electrical certificate entails three essential inspections. Firstly, a visual assessment of the consumer unit’s internal components and the visible condition of the connected accessories. Finally, live and functional testing of the circuits and RCDs (Residual Current Devices) are performed.

An unsatisfactory certificate is issued if any faults falling under the C1, C2, or FI categories are identified. C1 defects typically involve exposed live conductors, such as broken sockets with exposed conductive parts or live cables protruding from walls. C2 spots, although not immediately dangerous, can become hazardous if left unaddressed, such as broken sockets without exposed live parts or single insulated cables. C3 recommendations, on the other hand, highlight non-safety issues that should be resolved when convenient, such as low-mounted socket outlets or restricted access to certain areas. Further investigation indicates the presence of an unidentified issue that requires individual attention and additional work to determine the cause.
The engineer can endorse the installation for 3 to 5 years if the electrical certificate is deemed satisfactory. The duration depends on the risk assessment conducted by the engineer and the structure of safety devices like RCDs.

In a residential property, the components that undergo testing include the fuse box or consumer unit, sockets, lighting, earthing, and bonding. If any additional areas require attention, kindly inform us before conducting the certificate so we can include them in the testing process. If your property has more than ten circuits (circuit breakers) or multiple consumer units/fuse boxes, please inform us, as it will impact the price of the certificate and the time required for inspection.
It’s important to note that the electrical certificate, or EICR, differs from an electrical installation certificate. Typically, the engineer responsible for the wiring or fuse box installation should provide the installation certificate through their governing body to demonstrate compliance with BS7671 standards. We can only issue an electrical installation certificate for facilities that we have contracted to carry out.
Please be aware that accessories connected to the electrical system, such as externally attached or plugged-in items, are not included unless specifically requested.
